Penthouses in Rome. The view is worth the investment

A penthouse in Rome bathed in a cool early summer evening with the Ponentino breeze gently blowing over Roman rooftops. City lights make the atmosphere almost magical as a group of friends are dining on a terrace overlooking St. Peter’s Basilica. It sounds like a movie script. But it is not. It could be the location of your new Roman apartment.

Raise your hand if you have never wanted to live in an apartment taken from a movie script. But not just any apartment: a house on the top floor and equipped with a magnificent terrace overlooking the city.

If so then you are thinking about penthouses in Rome.

How to define an attic?

If you’re searching the web using keywords such as “penthouseromesale” rather than “penthouse sale rome” you’ll see hundreds of real estate ads seek to “sell” as penthouse of apartment solutions with terraces. Also valuable, mind you, but technically they are not penthouses. Let’s get a little clarity: a penthouse is an apartment that is on the top floor of a building and, by necessity, has the best view of all the other units on the property. If the property consists of two floors, it is generally referred to as a penthouse and super penthouse. But, if the unit located above the penthouse has a sloping ceiling, then it is no longer a penthouse but an attic.

In addition, the super-attic, to be defined as such, must have a lower floor plan development and set back (from the lower floor). Basically, less square meters covered to make room for the terrace. Having made this necessary clarification, let us see what is on offer in the Eternal City.

Penthouses for sale in Rome

According to Real Estate Market data consulted at the time this article is taking shape-the penthouses for sale in Rome, detectable through official channels, number just over 5,200. Of course, the selling price varies significantly from area to area and, needless to say, penthouses in the historic center are priced (per meter/square) almost 5 times higher than the price of, say, a penthouse in Tor Vergata. The list, unofficial but useful for orientation, indicates in fact that a penthouse for sale in Rome, near the Trevi Fountain, can change hands at a price around 11,000 euros per square meter. It takes 8,000 to buy in Trastevere while 6,000 is enough for a neighborhood such as Testaccio or Parioli. But these are approximate figures, just to give a rough orientation. The real difference is the classification as a luxury property.

So let’s see what prices can be expected when buying or selling a valuable property such as a luxury penthouse in Rome.

Selling a luxury penthouse in Rome

Rome holds the overall lead in both the number of properties classified as luxury penthouses and super penthouses and in market prices.

The demand for a penthouse at Parioli is almost 11,000 euros per square meter. Slightly less than the 13,000 asked in the Margutta area or the 15,000 in Piazza Navona and the 20,000 euros per square meter in Piazza di Spagna.

And it could not be otherwise. Also because of the pressure that foreigners are putting on the Roman real estate market. In fact, the properties most coveted by foreigners are valuable apartments within historic buildings and, above all, the penthouses in the center: To dine with a view of Piazza Venezia, the Colosseum, the Altar of the Fatherland, the Pantheon or the Imperial Forums, the “ticket price” is also worth more than 13 thousand euros per square meter.

In short, not exactly popular prices … but living in a penthouse overlooking the capital undoubtedly has its advantages. Also as a function of possible investment.

In the very famous movie starring Julia Roberts and Richard Gere, Pretty Woman, Julia asked Richard, “Why did you take the penthouse?”
“Because it’s the best,” he replied.
If this is undoubtedly true for the quality of life (more light, panoramic view, no upstairs tenants, ample outdoor space, better protection of privacy) is buying a penthouse in Rome also true from a strictly economic/financial point of view?

Is it worth buying a penthouse in Rome?

Generally speaking, in 2004 an apartment in the historic center of Rome had a buying and selling price of about 6,900 €/sqm.
In 2022 this price reaches about 9,000 € (Data: Prestige Property Market Observatory, Nomisma/StudioAttici 2004 VS data extrapolation on the portal immobiliare.it (link: https://www.immobiliare.it/agenzie-immobiliari/10004/house-e-loft-milano/ ))

Indeed, the evaluation of affordability is closely related to the valuation of a property and its potential. But such assessment is a complicated process that cannot be easily carried out by people who are not competent in the field. The difficulty is related to the innumerable characteristics of the property that must be taken into consideration to make a correct assessment. Among all these factors affect, for example: the type of property, technical characteristics, market demand, energy class of ownership, and aesthetic beauty and harmony.

The House&Loft Business Plan

The whole process is completed with the creation of a Business Plan. The Business Plan is a very useful tool that takes the form of a document drafted in a pragmatic and analytical form and used to have a range of information available, including the strengths and weaknesses of the project and then an analysis of the different avenues and strategies that can be undertaken.

Thus, it is a tool that allows one to be guided by a sort of compass that enables one to understand what are the main steps to be taken in order to achieve a well-defined and delineated goal.
